Screening Policies
$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.
Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.
Applicants must have a minimum combined gross income of 2.5 times the monthly rent, or 5 times for guarantors.
Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months, or an increased deposit will be required.
Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.
A criminal background check will be conducted for each leaseholder and occupant age 18 years or older.
Maintenance
If a resident provides permission to enter, then no, they do not need to be present for the work to be completed.
We do offer on-site maintenance, who are available 24/7 for emergencies.
Residents can submit a maintenance request by emailing the leasing office with directions of PTE and any preferences or by utiziling the residental portal. If these are not done as a courtesy team will take verbal work orders and email them the confirmation. This is done to eliminate confusion of PTE/special directions and requests with time frame; pets; minors present etc.
Amenities
All parking on the property is by permit and for residents only. Each apartment home comes with one parking space which are not assigned - FCFS basis; additional vehicles requesting for additional parking spot in the household will be issued assigned permits for reserved spots with additional cost in garage.
The pool area, which includes BBQs and firepits, is open daily from 9am to 10pm.
Yes, we love pets! Breed restrictions apply. A pet deposit of $500 for one and an additional $250 for a second pet will apply. Pet rent is $50 per month per dog and $35 for cats , and we allow up to two pets per apartment home.
Each home is equiped with a refrigerator, dishwasher, microwave, electric range and oven, and washer/dryer full size.
We do not offer furnished apartment homes but can recommend third-party providers for all home furnishings to lease.
Admin
Payments can be made by Money Order, Cashier's Check, Personal Check or made on-line by utiziling the residental portal. We also partner with FLEX for assistance with splitting your rent payments.
Minimum liability coverage of $100,000.00 is required, the Property must be listed as the ‘Interested Party’ on the Declaration Page.
The Retreat partners with Xfinity to provide discounted Internet service for the whole community. The monthly rate is $65 and includes all taxes, fees, and equipment - just plug in a modem and go!
Republic Service take care of twice a week hauling of recycles and trash from the trash enclosures, after hours courtesy patrol; these are included with your rent. Residents will be responsible for paying water, sewer, Trash and all billed through YES Energy and payable with your monthly rent. Each home will also set up their own PG&E account for gas and electric service.

Yes! The county bus stop - free service is infront of our main gate. We are just 7 mins away from WC Bart station.
We are in the Contracosta Schools district, and several private niche schoools are in the WC area.
